Frequently asked questions
If your question is not here, ask the assistant or send it to us directly.
What is the first step if I want to buy?
A short conversation about your goal, timeline and comfortable monthly range. From there we agree on areas to watch and how you want to be contacted. Nothing is committed until you are ready.
Do I need to be pre-approved before we start looking?
Not to start the conversation, but a lender letter makes an offer far stronger. We can introduce you to lenders to compare — lending decisions and terms are always theirs, never ours.
How long does it take to prepare a home for sale?
It depends on condition and the work you choose to do first. We walk the home, agree on what is worth doing, then set a listing date around your schedule.
What is a comparative market analysis?
A written look at recent comparable sales, current competition and how your home differs from each. It is an informed opinion of value, not an appraisal.
Can you help with investment property?
Yes — for cash-flow, appreciation, renovation or diversification goals. We review the numbers together and refer you to specialists for tax and legal questions.
Do you work with renters?
Yes. Tell us the area, budget, move date and must-haves, and we will share what matches and what the application process looks like.
I am moving from out of state. Where do we begin?
With a call about timing, budget and whether you are buying or renting first. We can arrange virtual tours before you travel and coordinate with selling your current home if that is part of the plan.
Is the assistant on this site a real person?
No. It is an AI virtual assistant. It answers general questions from approved content, never invents prices or availability, and hands you to a person the moment you ask or the moment a question needs a licensed answer.
Are the homes on this site real listings?
Not yet. They are clearly-labelled demonstration samples. Live listings appear here only once a licensed IDX/MLS feed is connected to this website.
What happens to my details after I submit a form?
They are stored to answer your request and, if you ticked the boxes, to send the follow-ups you agreed to. Email and text permission are asked separately, and you can ask us to delete your record at any time.
How do the virtual tours work?
You can drag or swipe to look around 360° scenes and move between rooms. The current scenes are free sample panoramas, not photos of the listed homes. You can also request a live video walkthrough with the agent.
Can I buy a home completely remotely?
Many early steps can happen online, such as browsing, virtual tours and video walkthroughs. Not every step can be remote: inspections, appraisals, some signings and lender or title requirements may need someone in person. The agent can explain what applies to you.
Are the calculator and valuation numbers guaranteed?
No. Mortgage, affordability and value figures are estimates for planning only. Actual rates, payments, taxes, insurance and prices depend on your lender, the property and the market.
